What Does “Rooms on Peak” Mean for a Hotel Room Block?
The quick answer
“Rooms on peak” refers to the highest number of guest rooms your group needs on a single night. That night is called your peak night.
For example:
8 rooms on Monday
20 rooms on Tuesday
20 rooms on Wednesday
10 rooms on Thursday
Your group has 20 rooms on peak, with Tuesday and Wednesday serving as the peak nights.
This is different from total room nights. The example above includes 58 total room nights, but only 20 rooms on peak.
Why do peak rooms matter to hotels?
Hotels don’t just look at your total number of room nights and call it a day. They look at how those rooms fall night by night and how your group fits with the business they already have booked or expect to receive.
If the hotel needs rooms on Tuesday and Wednesday, your group may be a great fit. If it is already close to selling out, accepting your group could mean turning away other guests or another event.
Your peak rooms and overall pattern may influence:
Whether the hotel can accommodate your group
The group rate it is willing to offer
Potential concessions or upgrades
The amount of meeting space it may be willing to hold
How well your event fits the hotel’s existing business
The same room block may be a great fit for one hotel and difficult for another, even within the same destination.
Jen’s Take
I’ve worked in hotel sales, so I’ve evaluated group business from the hotel side of the table. More total room nights do not automatically make a group more attractive.
The hotel is considering your dates, days of the week, peak rooms, meeting-space needs, food and beverage, and the overall pattern of the program.
Give the hotel the most realistic room-by-room estimate you can. Review past pickup, local attendance, shared rooms, and staff or speaker needs instead of assuming every attendee will require a room.
Overestimating can create unnecessary contract risk through attrition. Underestimating can cause your block to fill too early, and the hotel may not have additional rooms available or be able to extend your group rate.
Accurate numbers help the hotel properly evaluate your business and put you in a stronger position during negotiations.
